Unpaid Assessment Collection

In line with its fiduciary responsibility to the HOA membership, the HOA Board has begun action to recover unpaid assessments from a small number of home owners who each have well over a year of unpaid dues.

                Among the actions currently being taken are:
                        - Forwarding their unpaid accounts to a bill collection agency
                        - Cessation of trash collection for these homeowners
                        - Small Claims Court
                        - Lien filing
                        - Notifying Credit Bureaus of their nonpayment of dues

Appointment to Fill Board Vacancy

The HOA board appointed Gary Morando to fill the unexpired board term of 2008-2011. Gary will be working on the Common Area Committee.

HOA Assessments

The second half of the 2009 assessments will be due at the end of July. The invoices will be sent out later this month. Prompt payment will avoid the monthly penalty fees and help the HOA reduce the cost of extra billings, as well as the filing of liens on properties. As a reminder, the property owner is responsible for all costs associated with the filing and the releasing of liens, including all legal fees.

General Meeting Review

The Board met and approved a $14.00 increase for the 2009 HOA assessment. This is in accordance with our governing documents, which permit the increase in assessments following the CPI from July 2007 to July 2008. The 2009 assessment will be $257.00 payable in two installments: January 31 and July 31. You should receive the first billing statement in late December or early January. We ask that you make every effort to pay the assessment by the due date to both avoid the monthly late fee that is added to the assessment and to keep our association in sound financial shape. We run a very tight budget and we need the funds to keep the trash service and other budgetary items paid on time.

Emerald Ash Borer

As you may have seen on the news, a Federal Order of Quarantine was issued for Fairfax County through the USDA after a significant infestation of the Emerald Ash Borer was found in the Herndon area. This pest has devastated vast forests of Michigan and West Virginia, and is almost 100% fatal for the infected trees. The quarantine, at this time, restricts the movement of any ash tree products (firewood, mulch, etc.) within the county/state. The quarantine could be expanded to prohibit the planting or selling of ash trees. The purpose of the quarantine is to contain the infestation to within Fairfax County. Since there are numerous ash trees in our common area, the common area committee has been monitoring those trees and keeping in touch with the county extension agent for further news. Home Sales in Glenbrooke Woods

As of the writing of this newsletter, all homes that have been for sale in Glenbrooke Woods have either sold or have a contract pending. This is very good news, as we will not have vacant houses in our neighborhood and speaks to the desirability of Glenbrooke Woods!

Winchester Homes Development

As you may have noticed, work has begun on clearing the five parcels of land (including the former Embassy School), for construction of the 36 homes along West Ox Road and bordering Glenbrooke Woods. Other site work will occur over the summer months before construction of the first homes. The Winchester Homes project manager contacted Karen Ulans to establish a line of communication with Glenbrooke Woods, as its neighbor, and to mitigate any concerns with the project. Issues such as drainage and tree preservation were discussed. They are working with VDOT to construct a turn lane and other traffic necessities. They also plan to construct a sidewalk/walking path to tie in with the one bordering Glenbrooke Woods. If you have any specific concerns, please contact Karen.

Vehicle Tamperings November 3rd

Earlier this month a number of vehicles in Glenbrooke Woods and Fox Mill Estates were the victims of vehicle tampering (broken windows) and/or larcenies (thefts from vehicles). This occurred during the early morning hours of November 3 and were reported to the Fairfax County Police, who are investigating. The police request that citizens be vigilant and call them (Reston Station – 703.691.2131) if they notice any suspicious activity in the neighborhood. The police also suggest that residents keep their porch lights on at night and make sure their doors and vehicles are locked to deter crime.
